Building Information modeling (BIM) has changed the way developers, architects, engineers, contractors and consultants work together.
BIM is a standard process in Niral Associates for developing design. Our BIM model encompasses building geometry, spatial relationships, geographic information, quantities and properties of building components. It helps us manage building data during its life cycle & present our design intent more accurately. We are capable to include cost, program management and asset management within BIM.
We plan where project planning is done by combining reality capture and real world data to generate context models of the existing building and natural environment.
Next phase we design in which the conceptual design, analysis, detailing and documentation are performed. The preconstruction process begins using BIM data to inform scheduling and logistics.
After the design phase build concept is put forward. During this phase, fabrication begins using BIM specifications, project construction logistics are shared with the trades and contractors to ensure optimum timing and efficiency.
Finally operating phase where the BIM data carries over to operations and maintenance of finished assets. BIM data can be used down the road for cost- effective renovation or efficient deconstruction too.
Benefits we are bringing with BIM:
- Effective outcomes through better collaboration within the entire design team
- Enhanced performance by development of more efficient, cost-effective and sustainable solutions
- Optimized solutions against agreed parameters
- Greater predictability due to clearer visualization
- Accurate quantity take offs results in reduced wastage
- Asset life cycle management
- Better Coordination on site
- Faster project delivery by taking advantage of intelligence in the model
- Integrated Design
Design of modern buildings demand careful collaboration amongst the various design teams involved in the engineering of a building. Our One Team approach between structural and building services engineers using BIM as a platform helps our Structural designers to meet architectural and client ambitions while still satisfying MEP requirements.
The Integrated approach and design helps us promote effective collaboration, improve coordination and enhance visualization and communication throughout planning, design and construction. It helps us resolve interdisciplinary conflicts in turn resulting in saving cost & time and ensuring safety & constructability at site.
